Screening Committee

The Screening Committee consists of resident homeowners, appointed by the Board of Directors, to serve as the initial RGE contact with folks who have contracted to purchase one of the 690 residences in our community.

First, and foremost, the committee must determine that at least one of the potential occupants is 55 years old. Several home buyers are under 55 but the key word is "occupant". The community may not have less than 80% "over 55" occupants. Verification of this information actually completes the "screening" aspects of the interview.

The majority of the session is spent reviewing those areas which have, in the past, proven to have been contentious. Lawns, pets, the Architectural Review Board, boats, RV's are some of issues which are discussed and, while personal responsibility is emphasized, every effort is made to downplay the "Thou Shalt Not" aspects of our documents.

Care is spent in explaining how the management fee is paid and what is accomplished with these moneys. Obviously, every effort is made to make this presentation optimistic by reviewing our numerous activities and facilities and it is not uncommon to complete the meeting with a tour of our common areas. This "first impression" responsibility is not taken lightly and it is our hope to give an honest and accurate, "warts and all", representation of the Riviera potential.
