Board of Directors Meeting
December 18, 2007
Board of Directors present: Kay Randazzo, C. Brennan, J. Furgasso, S. Romano,
Treasurer, W. Horsewood, IPM representative, Randall Hartline
Board of Directors absent: T. Oteri, J Rickert, L Bulat
Residents present: Roberta Horsewood, Caroline Armstrong, Joyce Krar,
Lois Kean, Larry Pairitz, Suzanne Pellish, Alice Maillett, Bill Joyce, Dwight Kehoe,
Tom Savage, Mary Ann Crowley, Paul Langford, Bill Hunter and Harry Nuzum
The meeting was called to order by President Kay Randazzo at 1:00 PM.
The minutes of the last meeting dated November 20, 2007, were accepted by
C. Brennan and seconded by S. Romano. Ayes all.
Treasurer’s report: W. Horsewood reported on the manager’s account and financial summary.
He reported that we were approximately $5,000. over the insurance budget, due to a new policy
increase. He also noted that the cost of fuel is now over $2.00 per gallon.
After discussion regarding a possible audit in 2008, J. Furgasso motions to budget from $6,000
to $8,000 for the anticipated cost of the audit in the 2008. C. Brennan seconded. Ayes all.

The following was submitted by the ARB for board approval:

- Lavinski---Lot 477---121 Versailles---enclosing lanai
- Smith---Lot 440---112 Bordeaux---paint color
- Wiersma---Lot 558---779 Charlemagne---paint color
- Franco---Lot 49---29 Chateau Way---paint color
- Reive---Lot 662---137 Estelle---paint color
C. Brennan motions to accept the recommendation of the ARB on all lots, J. Furgasso seconded.
Ayes all.
Suggestions/complaints:
- Paul Langford spoke on behalf of the Men’s Club, asking permission to place a new
refrigerator in the club storage room if purchased by the Men’s Club.
C. Brennan motioned to allow the refrigerator in the storage room, J. Furgasso seconds.
Ayes all.
- Harry Nuzum asked the board to purchase a refrigerator for the billiard and card players.
C. Brennan motioned to allow the refrigerator be placed in the card room and the board will
contribute $150., plus tax, for the refrigerator. J. Furgasso seconded, ayes all.
- Rita Shaughnessy asked that the board purchase a VCR/DVD combination for the exercise group.
K. Randazzo motioned to purchase the VCR/DVD combination in the amount of $100, J. Furgasso
seconded, ayes all.
Old Business:

There has been no response from Delaney for the light violation. K. Randazzo motioned and
J. Furgasso seconded, that the board send another letter and restart the process increasing
the fine to $1,000., and for Delaney to appear before the board. Kay Randazzo, S. Romano and
J. Furgasso voted yes, C. Brennan voted no, motion passed.
- Jean Smith was sent a letter of violation, It was discussion and agreed to send her another
letter. Her home is currently on the market, has a buyer and waiting to close. (No vote was taken.)
- IPM representative Randall Hartline reported that he is still working on getting the gates
to the pool area installed.
- IPM also reported that we are in the process of getting two new signs made. The signs
will be brought up to date with our phone number, office hours and web address. IPM will also
get estimates to possibly replace signs at the County Barn entrance.
New Business:
- President K. Randazzo made comments about the completion of the revision of our covenants.
They will be ready for approval soon.

There was a discussion regarding the amplifier used by the former Riviera Band. It was
stated that the amplifier belongs to the club and should be returned. J. Furgasso motioned
that the board have the equipment returned, K. Randazzo seconded. K. Randazzo, S. Romano
and J. Furgasso voted yes, Charlie Brennan voted no, motion passed.
- President Randazzo asked the board to approve paid holidays for our secretary and be made
retroactive through the present holiday.
J. Furgasso motioned and C. Brennan seconded in favor. Ayes all.
Director’s Input:
- Kay Randazzo reported the library has been moved, some new shelves ordered have
been assembled and are ready for more books. It was agreed that the library looks great.
- C. Brennan expressed concerns about vacant manufactured homes in our community.
J. Furgasso motioned at 2:45, the meeting be adjourned, seconded by C. Brennan, Ayes all.
