Board of Directors Meeting
August 26, 2008
Board of Directors present: President Len Bulat, Kay Randazzo, Shirley Romano, Jerry Rickert, Treasurer, Walter Rowland, IPM representative, Randall Hartline, Secretary, Rose-Mary Bulat
Board of Directors absent: Joe Furgasso, Bruce Kean and Bill Cannon
Residents attending:Calvin Brooks, Wayne Horsewood, Michael Romano, Virginia Kehoe, Rosemary Lingsch, Cliff Lingsch, Dan Donaldson
The meeting was called to order by President Len Bulat at 1:00 P.M.
The minutes of the last meeting dated July 15, 2008 were accepted by J. Rickert and second by K. Randazzo. Ayes all.
Treasurer’s report:Treasurer’s report: Walter Rowland reported the financial summary, manager’s account and balance sheet. This was gone over with explanations of increased expenses for the month.
ARB:
- Doll---Lot 415---104 Montaubon Ct---skylights
- Neiheisel---Lot 339---152 Marseille---paint color
- Tower---Lot 628---826 Charlemagne---paint color
Dwight Kehoe, chairman of the ARB, could not attend this meeting. He sent a letter to be read at the meeting regarding ARB guidelines with paint colors (FlexBon). Neiheisel & Tower’s paint colors were initially rejected by the ARB. The board members were shown updated samples from Sherwin-Williams. J. Rickert motions to change paint color guidelines to Sherwin-Williams. K. Randazzo seconds. Ayes all.
K. Randazzo motioned to accept the "rejected" paint colors if they were within the guidelines of the new paint colors per the ARB. J. Rickert seconds. Ayes all.
Old Business:
- A. Kuczynski...curbing...the county has removed the curbing in the cul de sac on Riviera Blvd. West
- B. Violations/fines
- 1. Zulkowski..this violation is being handled by our lawyer and the state. L. Bulat obtained 3 roof bids for this residence. Affordable Roofing was the most reasonable at $4040 plus the cost of other repairs. K. Randazzo motions to accept Affordable Roofing’s bid. J. Rickert seconds. Ayes all.
- 2. Melick..child in the home..mediation date is set for October 8, 2008
- C. Board room and office renovations..K. Randazzo thanked her committee for their hard work and great decorating ideas on both rooms. Please come and take a look..it’s beautiful!
- D. Audit..will be completed in the next seven (7) days per R. Hartline..L. Bulat requests that a representative from the audit firm be present at our next board meeting to review the results. If there is a fee involved, this will not be necessary.
- E. County Barn road signs..in progress and waiting for approval and permitting from the county
- F. Party clean-up costs..L. Bulat read a letter from Bruce Kean who was absent. His feelings are the people who attend dances, dinners, etc. should not have to bear the cost of the major clean-up now required after these functions. K. Randazzo motions NOT to increase ticket costs for any clean-ups. J. Rickert seconds. Ayes all.
- G. IPM increase..postponed until September
- H. Pool pavers..board members have been dissatisfied with the work performed on our pavers. This was reviewed with R. Hartline.
New Business:
- A. Insurance---wind inspection..L. Bulat had a wind inspection performed for the clubhouse and annex building. As a result, our community received a check for $2600 from our insurance company.
- B. Covenant copy price..in the past there was a $25 fee for reprinting the covenants for various reasons (lost, misplaced, etc.). A new $10 fee was proposed by L. Bulat. K. Randazzo motions to decrease the cost to $10. J. Rickert seconds. Ayes all. As an aside, the covenants are easily accessed on the Internet.
- C. Our association also will be saving $80 per month on our FPL bill due to the initialization of their on-call program.
Audience participation:
- Cal Brooks asked questions regarding the FPL on-call program and L. Bulat explained how it works
- Wayne Horsewood spoke about negotiating for a better price with Comcast regarding our upcoming contract. Also he would like to have the FOX business news channel added on.
- Rosemary Lingsch stated the pool rope is too short. We will order a new rope. Also there are bugs every morning in the pool. We will check for a net that can sweep the pool water of bugs.
Director’s input:
- K. Randazzo contacted our attorney regarding a census to be taken every two years. We were informed that our current procedures are sufficient to meet the law.
- There is a strip of property on Versailles that no one claims as theirs. Part of a tree has recently fallen on the property. We will get our landscaper to clean it up.
- K. Randazzo also asked about the billing for mowing on the abandoned properties in our community. L. Bulat states they are being billed seperately so future charges can be recovered.
- K. Randazzo questioned the inadequate A/C in the kitchen. R. Hartline is taking care of this problem.
- S. Romano asked about a mailbox being installed at the front of the clubhouse. L. Bulat suggested that the resident making the inquiry should contact the post office.
- S. Romano also requested a current list of the block captains be listed in October’s newsletter.
- L. Bulat states two tables at the pool have been thrown away and the others have been repaired.
L. Bulat motions to adjourn the meeting at 2:10 P.M. K. Randazzo seconds. Ayes all.
