Board of Directors Meeting
July 15, 2008
Board of Directors present: President Len Bulat, Kay Randazzo, Shirley Romano, Bruce Kean, Joe Furgasso, IPM representative, Randall Hartline, Secretary, Rose-Mary Bulat
Board of Directors absent:Jerry Rickert
Residents attending: Irma Hunter, Ida Lendon, Bobby Schweikert, Bill Hunter, Suzanne Pellish, Lois Kean, Heidi Murray, Michael Romano, Dwight Kehoe, Mehlin

The meeting was called to order by President Len Bulat at 1:00 P.M.
The minutes of the last meetings dated June 17, 2008 and June 24, 2008 were both accepted by K. Randazzo and second by S. Romano. Ayes all.
Treasurer’s report:Treasurers report: Walter Rowland was absent from the meeting. L. Bulat reviewed the financial summary including income and expenses.
ARB report:
The following plans were submitted by the ARB for board approval:
- Gosselin---Lot 464---168 Versailles---addition
- Hunter---Lot 476---117 Versailles---pavers
- Melfa---Lot 589---716 Charlemagne---paint color
- Rogers---Lot 196---604 Charlemagne---paint color
- Neiheisel--Lot 339--152 Marseille--paint color (denied--color too dark)
J. Furgasso motions to accept the ARB recommendations for all of the above with the exception of Neiheisel. B. Kean seconds. Ayes all.
Suggestions/Complaints:
- Helen Marks requests no smoking at the pool area. K. Randazzo motions to deny the request as we cannot, by county regulations, stop people from smoking in an outside area. S. Romano seconds. Ayes all.
Old Business:
- 1. Kuczynski...curbing...we are waiting to hear from the county as to who really owns the cul de sac, the county or the residents. K. Randazzo will contact our commissioner Donna Fiala to settle this once and for all.
- 2. Violations/fines
- A. Zulkowski..the violation problem has been handed over to our lawyer.
- B. Melick..this situation is also being handled by our lawyer.
- 3. Board room/office renovations..K. Randazzo and the committee have been working very hard on this project. A list of costs of the carpet, painting, wall paper, fans, ceiling tiles, etc. were given to the board members. K. Randazzo motions to start the project, not to exceed $7000. B. Kean seconds. Ayes all.
- 4. Audit..on going per R. Hartline
- 5. County Barn Road sign..the sign company states we cannot put "over 55" on the new sign per Collier county. R. Hartline is looking into this.
New Business:
- 1. Carefree pools update..the pool has been drained, acid washed and modifications made per new county rules.
- 2. Party clean-up charges..the board discussed where the money for clean-up was being paid for and from what particular account. This will be looked into and reviewed at the next board meeting.
- 3. IPM increase..a letter from the vice-president of IPM was sent to all board members stating there will be an increase of $10 per month in management fees to subsidize their property manager’s travel due to the rise in fuel costs. Some objections were made and therefore the IPM manager will be invited to the September board meeting for clarification and discussion. B. Kean motions to meet with IPM management. J. Furgasso seconds. Ayes all.
Audience participation:
- 1. Dwight Kehoe spoke regarding the RGE website. He would like to report announcements on the Bulletin Board page on the website.
- 2. Irma Hunter was concerned about the sprinklers around the clubhouse going on in the middle of day. This was due to lightening strikes and will be resolved.
- 3. Lois Kean asked questions regarding the $10 increase by IPM.
- 4. Heidi Murray asked about repair of the pool gates. L. Bulat and R. Hartline will look into the situation.
- 5. Cal Brooks stated the Knudson yard is due for maintenance. Our landscape company will be notified.
Director’s input:
- 1. K. Randazzo asked that the wishing well problem be put in the newsletter
- 2. J. Furgasso asked about the complaint letters and the fact that we will not disclose the name of the person complaining. This matter is considered a privacy issue.
- 3. B. Kean suggests changing the lights around the annex building to motion sensor lights. B. Kean and L. Bulat will look into possibly changing the lights to more efficient bulbs.
- 4. L. Bulat spoke regarding residents leaving the lights on and air-conditioning turned down in the clubhouse and annex buildings.
L. Bulat motioned to adjourn the meeting at 2:30 P.M. B. Kean second. Ayes all.
