Board of Directors Meeting
May 20, 2008
Board of Directors present:President Len Bulat, Bruce Kean, Joe Furgasso, Shirley Romano, Treasurer, Walter Rowland, IPM representative, Randall Hartline, secretary, Rose-Mary Bulat
Board of Directors absent:Kay Randazzo, Jerry Rickert and Charlie Brennan
Residents attending: Marion Cranston, Lillian Brasher, Arnie Hendricks, Suzanne Pellish, Roberta Horsewood, Wayne Horsewood, Dwight Kehoe, Mary Olson, Vern Olson, Tom Savage, Michael Romano, Tim Coleman, Bill Cannon, Joe Leonard
The meeting was called to order by President Len Bulat at 1:00 P.M.
The minutes of the last meeting dated Aril 15, 2008 were accepted by B. Kean and second by J. Furgasso.
Treasurer’s report: W. Rowland reported on the financial account, manager’s account and operating statement and indicated that we are in a positive financial position.
ARB report:
The following plans were submitted by the ARB for board approval:
- Kehoe---Lot 617---870 Charlemagne---replace slab
- McDuffee---Lot 240---102 Estelle---wishing well
Chairman of the ARB, Dwight Kehoe, explained the disapproval of the wishing well per our covenants as there are three violating sections. The ARB is suggesting the board ask the residents who have existing wishing wells to remove them due to the violation. No vote will be taken at this time until we have a full board present.
J. Furgasso motions to accept the recommendation of the ARB regarding the Kehoe residence. S. Romano seconds. Ayes all.
Suggestions/complaints:
- A.Mrs. Brasher was sent a letter regarding a minor child in her residence. She explained in detail that the child is with her only twice a month and does not live with her permanently. The situation was put to rest by the board.
- B.Hoskins…complaining of neighbor’s dog not on a leash and constantly barking. A violation letter will be sent to the resident. B. Kean accepts the motion. J. Furgasso seconds. Ayes all.
- C. Langford...complaining of neighbor’s unoccupied house, lawn, etc. in disarray for some time. A violation letter has already been sent to the owner.
Old Business:
- A.Kuczynski...broken curbing in cul de sac...the county has been unresponsive as to who owns and/or is responsible for this area. If the county does not own it, then the residents in the cul de sac will have the pay for the renovation. Daley Lawn Care has already given estimates. This situation is on-going for now.
- B.Buford...boat in driveway. This has been reported numerous times and violation letters have been sent to the resident. Any further infraction will require the resident to go before the Violations Committee.
- C. Violations/fines
- Delaney...a court continuance has been granted to the resident
- Zulkowski...several board members went to small claims court and there is a judgment of a $1000 fine and court costs to the resident.
- D.Board Room/Office Renovations...the decorating committee is still discussing renovations to be made
- E.Lighting--Library/Gym/Board Room...all lights have been replaced with energy efficient lighting which will save us on our electricity bill.
- F.Audit...R. Hartline reported that there was unfortunately communication issues between the auditor(s) and IPM and the audit has not yet been started. He did state that the audit will now begin promptly and should be done by July, 2008.
- G.County Barn Road sign…three (3) estimates have been given (Lykins Signtek, Signcraft & Hawkeye). The board is asking for an artist’s conception of the sign from Lykins Signtek before making a decision.
New Business:
- A.Air Conditioning updates..duct work is being revised in the kitchen, main hall area, ladies and men’s’ bathrooms. Exhaust fans have also been installed in both bathrooms.
- B.Carefree Pools...a commercial pump estimate has been received and will be kept on file until a new pump is needed for replacement.
Audience participation:
Dwight Kehoe asked about the delivery of our newsletter through the summer. The delivery will continue only through June. The residents can then pick up the newsletter during July and August at the clubhouse. The newsletter is also posted on Riviera’s website.
Bill Cannon asked about putting names of people who can help other residents on the bulletin board. This is acceptable as long as the person is a resident.
Director’s input:
- L. Bulat thanked Ginny Kehoe for joining our screening committee. Also Marilyn Malinowski is taking over the blood drive. Our many thanks to Kay Randazzo for all her dedicated years with the blood drives.
- J. Furgasso thanked everyone who helped him during his recovery from surgery.
