Board of Directors Meeting

January 15, 2008

Board of Directors present: President Kay Randazzo, Len Bulat, Jerry Rickert, Joe Furgasso, Charlie Brennan, Tony Oteri, Shirley Romano, Treasurer, Wayne Horsewood, IPM representative, Randall Hartline, Secretary, Rose-Mary Bulat

Residents attending: Roberta Horsewood, Lawrence Larkin, Irma Hunter, Dick Maillet, Arnie Hendricks, Suzanne Pellish, Bill Hunter, Michael Romano, Mary Olson, Vern Olson, Ron Julian, Jerie Julian, Edmun Rutherford, Rosemary Lingsch, Dona Rae Rutherford, Phyllis Larkin, Caroline Armstrong, Ginny Kehoe, Dwight Kehoe, Mark Henry, Ed Miller, Kay Miller, Dwight Delahunt, Bill Cannon, Bruce Kean, Lois Kean, Ron Coughlin, Gladys Womble, Frank Moriarty.

The meeting was called to order by President Kay Randazzo at 1:00 P.M.

Minutes of the last meeting dated December 18, 2007 were accepted by C. Brennan and second by L. Bulat. Ayes all.

Treasurer’s report: W. Horsewood reported on the manager’s account, cash transfers and financial summary. There was no operating report as of today’s meeting. The report will be ready next week. The budget committee, consisting of Wayne Horsewood, Len Bulat and Jerry Rickert, agreed to get by for now without any increase in the association dues. Wayne also explained our money issues, reserves and inflation. Also $7500 was added for an audit. The board accepts the budget committee’s proposal for 2008. C. Brennan motion to accept. J. Furgasso seconds. Ayes all.

ARB:

The following were submitted by the ARB for board approval:

• McGourty---Lot 382---938 Charlemagne---paint color

C. Brennan motions to accept the recommendation of the ARB. J. Rickert seconds. Ayes all.

Suggestions/complaints:

Lloyd James and Frank Streany submitted letters of complaint regarding the stray cats in our community. Collier County has set traps in the neighborhood.

Edmun Rutherford has again requested that the Friday afternoon bridge players be moved to the clubhouse due to the increased amount of players and other various reasons. The situation was thoroughly discussed by the board members and other suggestions made by the audience. T. Oteri proposes to leave the October 2007 vote, regarding the same situation, as it was originally voted in August 2007. L. Bulat seconds. C. Brennan opposes. The motion is carried.

Old Business:

• A. Delaney violation---no response to the letters sent. An additional letter will be sent informing the owner that if he does not respond, we will fine him $100 a day, not to exceed $1000. His case will again be sent to the violations committee.
• B. Jean Smith---resident requests interview with possible buyers be done over the telephone. J. Furgasso motions to abide by our rules with no exceptions regarding interviews. J. Rickert seconds. Ayes all.
• C. Pool gates---Due to the difficulty in finding a company that will do the repair work, Randall suggests IPM maintenance do the work along with preventative maintenance. The board agreed.
• D. Empty lots---A letter will be sent to the owners of these lots to find out what their intentions are with regard to building, selling, etc.
• E. Covenants---Still in the lawyers hands
• F. Mr. Maillet’s petition---Our lawyer is preparing a letter with potential changes to the covenants. This proposal will be sent to all residents for a vote.
• G. Knutson lawn---the neglected property was discussed. T. Oteri motions to have our lawn company take care of the lawn once a month and deal with the payments when the property is sold. C. Brennan seconds. Ayes all.

New Business:

• A. Elections will be in February and resumes need to be in the office by the end of this week
• B. Riviera Band…this issue will be deferred for now
• C. Chorus…K. Randazzo asked if someone would be available to lead a sing-a-long and a pianist to join the chorus
• D. Stilwell Solar…repairs and adjustments to be made at the cost of $625 and all board members agreed.

Audience participation:

Dwight Delahunt questioned whether or not we can carry over a deficit. Randall will look into this. He also asked why all questions and answers during audience participation were not in the minutes of the meeting notes. Kay explained that only voting issues need to be reported.

Bill Cannon had property tax reform information and explained them briefly to the audience.

Dwight Kehoe suggested a maintenance fee increase of only $5.00 to build up our reserves. L. Bulat explained why the budget committee indicated that an increase is not needed for 2008.

Kay Randazzo adjourned the meeting at 2:45 P.M. S. Romano second. Ayes all
