Board of Directors Meeting
December 22, 2009
Board of Directors present: President Len Bulat, Bruce Kean, Joe Furgasso, Shirley Romano, Kay Randazzo, Paul Langford, Treasurer, Walter Rowland, Compass Group representative, Bob Delaney, secretary, Rose-Mary Bulat
Board of Directors absent: Pam Mullins

The meeting was called to order by President Len Bulat at 1:00 P.M.
The minutes of the last meeting dated November 24, 2009 were accepted by P. Langford and second by K. Randazzo. Ayes all.
Treasurer’s report: Walter Rowland explained the balance sheet (income/expense statement), financial statement and manager’s account. Concern over electronic signatures was discussed and W. Rowland gave the following recommendations to the board:
- A. Board action to inform Compass in writing no expenditure or transfer of any funds unless signed personally by two officers and remove any electronic signatures on record.
- J. Furgasso motions to accept this recommendation and K. Randazzo seconds. Ayes all.

- B. Any write off of any accounts receivable requires approval of the board.
- J. Furgasso motions to accept this recommendation and B. Kean seconds. Ayes all.

- Edelen---paint color---approved

- Lockwood---widen driveway---approved
- Websdale---screen in carport---approved

J. Furgasso motions to accept the ARB recommendations and S. Romano seconds. Ayes all.
Suggestions/complaints:
- A. Ickes..states neighbor has children living in the home. The owner of the home and renter have been notified and both stated no children are actually living in the residence. Letters have been sent explaining the situation to the complainant.

- B. Wyatt..resident requested to put up a chain link fence in his backyard for a dog enclosure. A letter has been sent to explain refusal of this request per our covenants.

- C. Kehoe..recent construction work has been noted at 542 Charlemagne without ARB approval. The property/work will be inspected and evaluated by Bob Delaney today.

- D. Petrongelli..resident complaining of unkempt yard, moldy roof at 520 Charlemagne. Bob Delaney will inspect this property today and report to the board to be followed up by the usual violation letters.
Old Business:
- A. Kitchen update..in P. Mullins absence, P. Langford reported that the Saturday after New Years, the tiling of the floor will begin. It will be completed by January 15, 2010. The renovation will be in two phases. The first will be the tile and second will be the kitchen (new cabinets and appliances).

- B. Asphalt paving..B. Delaney has been trying to get a quote for paving around the circle on Champagne Court. K. Randazzo states she will contact the county to do this work as she has done this in the past.
New Business:
- A. Office help..the board members were given a current copy of Sheila Doyle’s job description. L. Bulat went over each area of her job responsibilities and recommended a salary increase effective January 1, 2010. J. Furgasso motioned to accept this recommendation and K. Randazzo second. Ayes all.

- B. Riviera history..the Naples Daily News has recently been publishing articles from different associations/neighborhoods written by one or more of their residents. It was decided that guidelines need to be followed before anything about Riviera is published.

- C. Fitness equipment..Phoenix Fitness Services, who service our equipment on a monthly basis, has recommended replacing the 3 treadmills decks and belts L. Bulat spoke with the company today to go over the paperwork and the total cost will be $2040. K. Randazzo motions to accept their bid and J. Furgasso seconds. Ayes all.

- D. Clubhouse painting..L. Bulat and the board of directors thanked Patrick Kane and Paul Langford for doing such a great job painting the clubhouse and kitchen. Thanks was also given to Dick Vandenboom and Len Bulat for installing the chair rail. Bruce Kean and Len Bulat also put up new lighting and raised the kitchen wall partitions for the new floor.
Director's Input:
- J. Furgasso noted outside trash being put in our dumpster and people using the pool after dark.

- P. Langford read an article from the newspaper regarding the pink flowers (Mexican clover) that is all over our lawns and medians. There is a law in Florida that allows only a licensed landscaper to control this growth.

- K. Randazzo handed in her resignation from the board as of today’s date. She stated she will continue to be a notary for our residents, continue to head the interview committee and also organize the Gay 90’s party. The board, as well as the residents attending this meeting, gave her a round of applause for her dedicated service.

- L. Bulat received numerous complaints about only 7 people using the main hall for card playing. Several card players were in attendance at this meeting and explained why they use the hall. No changes will be made.
K. Randazzo motions to adjourn the meeting at 2:35 P.M. B. Kean seconds. Ayes all.
