The meeting was called to order by President Bruce Kean at 1:30 P.M.
The minutes ofthe last meeting dated November 23, 2010 were accepted by J. Furgasso and
second by B. Cannon. Ayes all.
Treasurer’s report:W. Rowland reported on the operating statement, financial summary,
manager's account and balance sheet with comparisons from previous months. J. Furgasso
motions to accept this report. B. Cannon seconds. Ayes all.

- Armstrong---hurricane window---approved
- Gansel---impact windows, irrigation well, sprinkler heads---approved
- Katz---paint driveway---approved
- Kummer---hurricane shutters---approved
- Lewis---pavers---approved
- McGourty---paint color---approved
- McGrath---hurricane panels---approved
- McNamara---paint color, plants & re-sod---approved
- Schweikert---replace garage door, paint driveway & walkway---approved
- Simone---remove & replace 2 palm trees-approved
- Zoller---aluminum roof---approved
- The following are requests approved by the ARB, but require board decisions:
- Gansel---install landscape blocks & new palms---approved
- Gartside---cement patio---approved
- Lewis---irrigation well---approved
- Shaughnessy---paint driveway---approved
- Wayner---windows approved, with county approval
- Several board members had questions of the Wayner's request regarding the plastic lanai
shades to cover the screens on the outside. P. Mullins suggested that Mrs. Wayner bring in a
sample of the shades for the board and ARB to examine. W. Rowland also suggested to Mrs.
Wayner that she get county approval first, as codes have changed. W. Rowland motions to
accept the above ARB recommendations, with the exception of the Wayner request for plastic
roll-up shades on the outside lanai screens, as long as they are approved by the ounty where
needed. J. Furgasso seconds. Ayes all.
Suggestions/Complaints:
- 1. Shaugnessy ...fitness room ...B. Kean states he has been in touch with Mike
Howard who will
do a lay-out of the fitness room to re-arrange the equipment to fit properly and make more
room.

- 2. Tomkins ...equipment ...wants the Board to purchase an elliptical machine. B. Kean
states he
needs the above mentioned lay-out before considering this purchase to make sure there is
enough room for it.

- 3. McCrave ...tree in cul-de-sac ...this has been put on hold until after the holidays

- 4. Wayner. ..dance f1oor...states there are uneven grout lines, some tiles higher than
others and
difficult/dangerous to dance on. B. Kean has contacted the company/contractor and this will be
looked into soon.
Old Business:
- 1. Boesche ...trellis ...the trellis is over 8 feet in height. B. Kean states this
needs to go to the
Violation Committee for further review.

- 2. Clubhouse renovation ...P. Mullins spoke regarding the balance from the clubhouse
renovations and motions to have the balance paid off in full to the cost of $5000. J. Furgasso
seconds. P. Langford declines to vote due to conflict of interest. The motion is carried. W.
Rowland will retrieve the money from the appropriate fund.

- 3. B. Kean questioned what to do with money received from the sale of the old
clubhouse chairs.
J. Furgasso motioned to put the money in our general fund. P. Mullins seconds. Ayes all.
New Business:

1. Century link vs. Comcast ...B. Kean was notified that Century link (our phone
service) is
planning to raise our phone rates from $34.95 to $65 per month and raise the DSL for our
internet service from $39.95 to $109 per month. B. Kean contacted Comcast and we will save
$1000 to $1200 per year by using their services. J. Furgasso motions to change our service to
Comcast. P. Mullins seconds. Ayes all.

- 2.
Mongiovi/Higgins write-off ...these people left their residence recently
withouf paying their
monthly dues for two years. The original owner re-possessed the home (she was not paid
either) and paid one year's dues. Compass Group has suggested the association write-off the
balance ($640) as it is not cost effective to pursue the balance (involving lawyers, paper work,
etc.) P. Mullins motions to accept the write-off. B. Cannon seconds. Ayes all
