Board of Directors Meeting

Board of Directors present:President Pam Mullins, Joe Furgasso, Paul Langford, Bill Cannon, Bill Joyce, Ann Wallace, Rose-Mary Bulat, Treasurer, Walter Rowland and Compass Group representative, Shannon Hyser

The meeting was called to order by President Pam Mullins at 1:30 P.M.

The minutes of the last board meeting dated November 29, 2011 were accepted by B. Joyce and second by B. Cannon. Ayes all.

Treasurer’s report:Walter Rowland reported on the financial summary, manager’s account, balance sheet, expense statement and delinquency account. He stated that the association is in good shape financially. J. Furgasso motions to accept the treasurer’s report and B. Cannon seconds. Ayes all.

• Salentine---paint house trim
• Chaffe---paint color
• Doyle---paint color
• Anderson---paint color
• Nally---paint color

The above requests have already been approved by the board members

• Petrongelli---reverse steps to entry way
• Krause---enclosure next to garage within our covenant requirements

B. Cannon motions to accept the above ARB recommendations and J. Furgasso seconds. Ayes all.

Suggestions/Complaints:

• 1.  129 Calais Court---residence needs cleaning up outside---a violation letter has been sent
•   
• 2.  Dwight Kehoe suggested the association form a candidate solicitation committee to solicit homeowners to run for the open positions on the Board of Directors.

Old Business:

• 1.  BBQ pit removal…after some discussion by board members, P. Langford motions NOT to remove the pit and B. Joyce seconds. Ayes all.
•  
• 2.  Solar heating system and roof…the new solar heating system project will start on January 9, 2012. We still need 2 more bids on either roof repair or replacement before any decision is made.

• 3.  612 Charlemagne…overgrown foliage…a violation letter has been sent
•  

New Business:

• 1.  Fencing around the solar heating system…J. Furgasso obtained 3 bids. Gulf Atlantic Fencing bid $2688. B. Joyce motions to accept this bid and R. Bulat seconds. Ayes all.

• 2.  New signatures for our bank account…all 3 accounts need signature changes. B. Joyce motions to leave the signatures as is until the election because there may be changes needed with new board members. P. Langford seconds. Ayes all.

Director's Input:

All the board members wished everyone a Merry Christmas and Happy & Healthy New Year.

B. Cannon states he will have an article in the Newsletter regarding back-flow valves.

R. Bulat suggests that any resident on the agenda with a suggestion should attend the board meeting in case there are some questions by the board members.

Shannon Hyser is leaving us temporarily for the birth of her baby boy. We will have a replacement from Compass Group until her return in April, 2012.

P. Langford motions to adjourn the board meeting at 2:10 P.M. J. Furgasso seconds. Ayes all.
