Board of Directors Special Meeting

November 24, 2009

Board of Directors present:President Len Bulat, Bruce Kean, Joe Furgasso, Pam Mullins, Paul Langford, Shirley Romano, Treasurer, Walter Rowland, Compass Group representative, Bob Delaney, Acting Secretary, Lois Kean, absent from the Board of Directors, Kay Randazzo.

The special meeting was called to order by President Len Bulat at 1:00 P.M.

The minutes of the October 20, 2009 meeting and the special meeting of the November 11, 2009 was accepted by Bruce Kean and second by Pam Mullins, Ayes all.

Treasurers Report: Walter Rowland reported on the financial and manager’s accounts of monthly income and expenses. Walter reported that we are still in the arrears for dues from last quarter, a large amount of the past dues are because of foreclosures.

Bruce Kean motions to accept the financial report, Joe Furgasso seconds, Ayes all.

ARB report:

The following plans were submitted for board approval:

• Porter-Paint-approved
• Hensel-Paint-approved
• Babbitt-Paint-approved
• Eakley-Paint-approved
• Cucchi-Paint-approved
• Ratliff-Paint-approved
• McGourty-Paint-rejected
• Leonard-Fencing-rejected
• Wyatt-Fencing-rejected
• Cannon-Addition-approved
• Villani-Enclosure/Lanai-approved
• Lockwood-widen driveway-ARB approved, request was not submitted in time for board approval, permission was given to proceed, board approval will come later.

Suggestions/Complaints:

S. Ickes complained there was a child spending several hours in a home across the street from her. The owner of the residence responded by letter to the board and no further action is needed.

Old Business:

• 1. Kitchen update: Pam Mullins reported that the decorating Committee has verbally hired a company to replace the kitchen cabinets and redo the floors. A detailed contract will be formed before the start date.
•  
• 2. Building Insurance: L. Bulat reported that at the last meeting we met with our Insurance Agent, Connie Wolf, after an appraisal and much discussion we will save approximately $4,000. It was also added we have already saved $4,500 by getting a Wind Mitigation Inspection.

New Business:

• 1. Proposed 2010 Budget was presented by Treasurer, Walter Rowland. A detailed outline of 2010 expenses was given, with no increase of quarterly dues. J. Furgasso motioned that we except the proposed budget, B. Kean seconded. Motion is carried.
• 2. A Riviera History report was given to the board from Bob Camp. Due to lack of time for review, the board will act upon the report at the next board meeting.
• 3. R. Jacobsen reported the Champagne Cul de sac was well under way, thanks to the assistance of the neighbors. Some repair of the road is yet to be completed.
• 4. P. Langford reported that the main card room of the annex has been painted. Several small furniture items have been places in the bath rooms for convenience, also small accessories have been added for appearance.

Audience Participation

D. Gelsomini reported that the Discretionary Fund Committee had dissolved and there was enough in funds left over to purchase a nice copy machine to donate to the office and community. A motion was made by B. Kean to accept, J Furgasso seconded, to accept their generous donation. Motion carried.

Directors input:

• J. Furgasso commented that trash barrels have been placed on the street long before time allowed and residents should be reminded of this in the newsletter.
• P. Langford commented more about the decorating being done in the annex.
• B. Kean noted concern about flowering weed in the clubhouse lawn and was agreed to check with our lawn care about the problem.

B. Kean motions to adjourn the meeting at 2:30 P.M., P. Mullins seconds. Ayes all.
