Board of Directors Special Meeting

November 11, 2009

Board of Directors present:President Len Bulat, Kay Randazzo, Bruce Kean, Joe Furgasso, Shirley Romano, Pam Mullins, Paul Langford, Treasurer, Walter Rowland, Compass Group representative, Bob Delaney, Secretary, Rose-Mary Bulat

Residents attending:Roberta Horsewood, Wayne Horsewood, Larry Pairitz, Sophia Furgasso, Lois Kean, Ken McDonough, Jim Moran, Gilles Hamel, Len DeFranco, Arnie Hendricks, Dwight Kehoe, June Joyce, Bill Joyce, Jack Cashman, William Lennox, Pat Langford, Ann Wunsch, Joe Wunsch

The special meeting was called to order by President Len Bulat at 10:00 A.M.

Business:

• Insurance:Connie Wolfe from Barton Insurance & Financial Services presented the board of directors with a commercial insurance proposal. She explained the premium summary with new values and appraisal. Flood insurance was explained even though we are not in a flood zone. Consequences from a flood were detailed and discussed by the board and Ms. Wolfe and the board agreed to continue with flood insurance. This new proposal will save Riviera approximately $4000.

• Budget: The budget committee has met and the proposed operating budget for 2010 has been completed, however, the reserve budget still needs to be reviewed by the committee and a report will be forthcoming.
• .
• Kitchen: Pam Mullins spoke on behalf of the kitchen renovation committee. They had four companies come to the clubhouse to give estimates. Pam explained each company and their price range. The final recommendation of one of the companies and specific cost will be presented at the next board meeting. K. Randazzo motions to go ahead with the renovations. P. Langford seconds. S. Romano opposes. The motion is carried.

Painting of the clubhouse/kitchen will be done on a volunteer basis in order to save the community expenses. J. Furgasso motions to go ahead with the painting. B. Kean seconds. Ayes all.

Pam Mullins also spoke regarding a 50/50 raffle fund raiser to help defray expenses for the renovation, especially with extra décor, such as wall art, plants, etc. The 50/50 raffle will only be offered at the monthly dances. P. Langford motions to accept the fund raisers. B. Kean seconds. J. Furgasso opposes. The motion is carried.

Pam Mullins proposes to move the bingo games to the annex building. P. Mullins motions to move the bingo to the annex building. B. Kean seconds. S. Romano opposes. The motion is carried.

Directors input:

• S. Romano asked about decorating the annex as did P. Langford. Several ideas were tossed around regarding the bathrooms, wall décor, etc.
• B. Kean thanked the decorating/renovation committee for all their diligent work on this time-consuming project.

K. Randazzo motions to adjourn the meeting at 11:10 A.M. P. Langford seconds. Ayes all.
