Board of Directors present: President Len Bulat, Bruce Kean, Kay Randazzo, Paul Langford, Pam Mullins, Treasurer, Walter Rowland, Compass Group representative, Bob Delaney, secretary, Rose-Mary Bulat

The meeting was called to order by President Len Bulat at 1:00 P.M.
The minutes of the last meeting dated September 15, 2009 were accepted by K. Randazzo and second by P. Langford. Ayes all.
Treasurer’s report:W. Rowland explained the financial summary, manager’s account and operating account. He also explained the allowance for bad debts (i.e. foreclosures, etc.) and miscellaneous fees.
ARB report:
- Hunter---enclosure---approved
- Denum---enclosure---approved
- Eakley---paint color---rejected
- Porter---paint color---rejected
P. Mullins motions to accept the ARB recommendations (approvals and rejections). P. Langford seconds. Ayes all.
Suggestions/complaints:
- 1. Bill Cannon, Richard Maillett and Helen Mavity were in violation regarding driveways and/or sidewalks that were in need of cleaning. L. Bulat explained that our property manager goes out on a weekly basis and reports his findings for violations and letters to be sent.
- 2. Deavers-104 Paris Ct-lamppost has been out. The resident had received two violation letters and a letter to come to a violations meeting. She did not attend. She e-mailed a letter stating the light had been replaced as of 9/8/09. Because the violation was not taken care of per our regulations, P. Langford motions to fine the resident according to our written procedures. P. Mullins seconds. Ayes all.
Old Business:
- 1. Kitchen-Pam Mullins spoke for the committee and told everyone that they are "out shopping" for new cabinets, paint, etc. for the kitchen and clubhouse. They are also contemplating fund raisers to help defray the expenses. Bids are being accumulated and will be presented to the board at a later date.
New Business:
- 1. Building insurance..the insurance is due on our buildings mid November, 2009. L. Bulat and B. Kean requested permission from the board to seek another insurance broker, stating that savings could be realized for the association. P. Langford motioned to contact our current broker and discuss negotiations to lower our premiums. K. Randazzo second. P. Mullins voted aye. L. Bulat and B. Kean voted against. The motion was carried.

- 2. Violations meeting for 751 Charlemagne..some work has been done to improve the condition of the outside of the property/home, but is not yet completed. Bob Delaney is following up with the current owners.
Audience Participation:
- 1. Roger Jacobsen raised questions regarding the broken cement on the cul-de-sac on his street. L. Bulat asked each board member to inspect all the cul-de-sacs and their condition and possible repair will be reviewed at the next board meeting.
- 2. Cal Brooks asked questions about the insurance coverage.
- 3. Eric Cox requested permission to obtain signatures on his petition for school board member.
- 4. Dwight Kehoe had a few questions about the cul-de-sac problem
Director's Input:
- 1. P. Langford was asked by another resident if W. Rowland was bonded and insured. Bob Delaney states that he doesn’t need to be.
- 2. L. Bulat updated on the handyman work. Motion sensors have be installed in both clubhouse bathrooms. Also installed are timers at the pool area.
- 3. P. Mullins asked about the pool gates. Bob Delaney said the parts are ordered
K. Randazzo motions to adjourn the meeting at 2:15 P.M. P. Langford seconds. Ayes all.
