Board of Directors Meeting

September 15, 2009

Board of Directors present:President Len Bulat, Shirley Romano, Kay Randazzo, Bruce Kean, Paul Langord, Joe Furgasso, Pam Mullins, Treasurer, Walter Rowland, Compass Group representative, Bob Delaney, Secretary Rose-Mary Bulat.

Residents attending:Marion Cranston, Michael Romano, Suzanne Pellish, Heidi Murray, Lois Kean, Sophia Furgasso, Pat Langford, Steve Montgomery, Wanda Montgomery, Dwight Kehoe, Ginny Kehoe, Dan Lyons, Tom Savage, Roger Jacobson, Arnie Hendricks.

The meeting was called to order by President Len Bulat at 1:05 P.M.

The minutes of the last meeting dated August 18, 2009 were accepted by B. Kean and second by K. Randazzo. Ayes all.

Treasurer’s report: There were no financials available at this date for W. Rowland to report. He did have an operating account graph for the board members to review. He also explained an “aging financial delinquency” report. Because of the timing of our board meetings along with the timing of our financial reports, B. Kean motioned to move the board meeting date to the fourth Tuesday of each month starting October, 2009. J. Furgasso seconds. Ayes all. Since October’s newsletter has already been completed, the board will not be able to post the board meeting date change in the newsletter. J. Furgasso then rescinded his vote for the first motion and a new vote was motioned by B. Kean for a date change starting November, 2009. J. Furgasso seconds. Ayes all. This will insure that the financial reports will be available for board review and the date change will be noted in November’s newsletter.

Suggestions/complaints:

A.  Bartos-101 Nancy Ct..it was noted by a resident that the home has a rather tall fence in the back yard. It was explained that the fence was erected with the board’s approval a long time ago and is in accordance with our covenants.

Old Business:

• 1. Pool update..L. Bulat and B. Kean have completed the staining of the new concrete in the pool area.
•  
• 2. Medians in courts and circles..B. Delaney has new proposals for concrete curb and asphalt work in three courts/circles at the cost of $4000. Mr. Delaney will get several more proposals. He also gave a proposal for asphalting a portion of the drive leading to the overflow parking lot near the clubhouse for $4000. Again, he will obtain several more proposals.

New Business:

• 1. Tree trimming..a proposal was given for tree trimming in the median (120 trees) at the cost of $2400. K. Randazzo motions to accept the bid. P. Mullins seconds. Ayes all.
•  
• 2. Kitchen remodeling..a committee has been established to obtain ideas for remodeling the kitchen to include new cabinets, appliances, painting, etc. P. Mullins motions to get several proposals for the board. K. Randazzo seconds. Ayes all.
•  
• 3. Violations..104 Paris Ct..the resident has been notified of a light post violation. The resident did not respond and did not attend the violation committee meeting. K. Randazzo motions to keep within our procedures and notify the owner that she will be fined $100 to a maximum of $1000 unless the violation is corrected. J. Furgasso seconds. Ayes all.

Audience Participation:

• 1. Tom Savage had questions about all the front yard lights that are not working.
•  
• 2. Dwight Kehoe had questions to W. Rowland regarding our finances.

Director's Input:

• 1. P. Langford presented the board with a ..pool closed.. sign which was donated by Bob & Clarice Camp.
• 2. B. Kean talked about the dangerous areas on some resident’s lawns where they drain into the ditch by the golf course. B. Kean will write a notification in November’s newsletter warning people of this potential problem.
• 3. B. Kean asked that B. Delaney inspect some of our road signs that are deteriorating from the weather.
• 4. P. Mullins welcomes back the board members who have been away for the summer.

K. Randazzo motions to adjourn the meeting at 2:05 P.M. J. Furgasso seconds. Ayes all.
