Board of Directors Meeting
August 18, 2009
Board of Directors present:President Len Bulat, Bruce Kean, Shirley Romano, Kay Randazzo, Pam Mullins, Treasurer, Walter Rowland, Compass Group representatives, Bob Delaney and Mike Mauer, recording secretary, Rose-Mary Bulat.

The meeting was called to order by President Len Bulat at 1:00 P.M.
The minutes of the last meeting dated July 21, 2009 were accepted by K. Randazzo and second by P. Mullins. Ayes all.
Treasurer’s report:W. Rowland reported on the financial summary, manager’s report and operating account. Mike Mauer, Senior Vice-President of Finance & Operations from the Compass Group explained the Compass finance system and how it works for Riviera Golf Estates. He also explained the ACH problem and how it is being solved as of today. Letters will be sent out to the residents involved with the duplicate charges on their account and will be credited for the duplication.

K. Randazzo motions to accept the ARB recommendations. S. Romano seconds. Ayes all.
Suggestions/complaints:
- A. Haley...children living in home...owners deny having any children living there, just visiting.

- B. Lois Kean requests moving the coffee hour back to 9:00 A.M. instead of 8:30 A.M. P. Mullins motions to change time to 9:00 A.M. B. Kean seconds. Ayes all.

- C. Roger Jacobsen asked about fixing up the cul-de-sacs and medians with landscape dying and concrete borders falling apart. These areas were inspected by L. Bulat, B. Kean and Bob Delaney. B. Delaney is in the process of checking on the cost of replacing and/or removing trees, landscape, concrete, etc. B. Kean motions to discuss the results at the next board meeting. P. Mullins seconds. Ayes all.
Old Business:
- A. 950 Charlemagne property...all of the appropriate violation letters have been sent...there was a no-show with the violation committee, so now this matter will be handled with our lawyer. As an aside, Bruce Kean and Ed Wayner volunteered to clean up the yard the best they could considering the condition of the property and the board thanks them very much.
New Business:
- A. Pool issues...three (3) minor problems cited by the county are being resolved by our pool company

- B. Security system...many problems with lightening strikes...we are now dealing with a new local company and have purchased new equipment compatible with our security system at the cost $2150. The repair cost was approved by the majority of board members per phone conversation due to the urgency of this situation.

- C. Violations...607 Charlemagne and 440 Riviera Boulevard West...both residences have been sent the usual three consecutive violation letter with no response from either. The violations committee has recommended a fine be issued to both parties. K. Randazzo motions to accept the recommendations of the violations committee and impose the necessary fines. B. Kean seconds. Ayes all.
Audience Participation:
Dwight Kehoe asked about the use of surge protector...L. Bulat explained that the current surge protector is for 110 volt input and not the low-voltage protectors that are required. He then questioned the use of FPL "whole house" protector, but L. Bulat stated it was not available for commercial use.
He also suggested shrinking the "circle" areas in the cul-de-sacs in an effort to control damage by large vehicles.
Director's Input:
- K. Randazzo discussed the flu shots and stated that the swine flu vaccinations are not available at this point.

- B. Kean informed us about a sinkhole problem in a resident’s back yard. Also an area of grass in our parking lot that should be black-topped. Bob Delaney will get bids.

- L. Bulat asked for a committee of volunteers for the 2010 budget. L. Bulat, P. Mullins, B. Kean and W. Rowland all agreed to join the committee.
P. Mullins motioned to adjourn the meeting at 2:05 P.M. B. Kean seconds. Ayes all.
