Board of Directors Meeting

Board of Directors present:President Len Bulat, Bruce Kean, Ken Seppelt, Joe Furgasso (in attendance via conference phone), Treasurer, Walter Rowland, Compass Group representative, Bob Delaney, secretary, Rose-Mary Bulat

Board of Directors absent:Paul Langford, Bill Cannon, Pam Mullins

Residents attending:Lois Kean, Marion Cranston, Michael Romano, Dwight Kehoe, Gloria Sakran, Shirley Sackett, Susan Larson, Nancy Seppelt, Calvin Brooks, Sue Sigrist, Michael Sigrist, Suzanne Pellish, Len DeFranco, Mike Forrester, Barb Wayner, Ginny Kehoe, Cliff Lingsch, Lucille Coscarelli

The meeting was called to order by President Len Bulat at 1:30 P.M.

The minutes of the last meeting dated June 22, 2010 were accepted by B. Kean and second by K. Seppelt. Ayes all.

Treasurer’s report: Walter Rowland reported on the summary sheet, manager’s account, operating report and balance sheet.

• Sigrist---landscaping---approved
• Estep---enclose lanai---approved
• Reed---deck---approved
• Wolf---screen room---approved
• Sackett---enclosure---rejected

K. Seppelt motions to accept the ARB recommendations on the above approved requests. B. Kean seconds. Ayes all.

K. Seppelt motions to accept the rejection on the Sackett enclosure. B. Kean seconds. Ayes all.

Suggestions/complaints:

• 1.  Joe Torres...resident put in a request for a horseshoe pit on the property near the bocce court. He states he will absorb the cost of materials, planning, etc. B. Kean motions to accept the request and K. Seppelt seconds. Ayes all.

Old Business:

• 1.   Electric annex..work has been completed
• 2.  Cypress Security System..work will be completed this week
• 3.  Fitness update..still waiting for treadmill parts
• 4.  Shuffleboard courts..waiting to get a proposal from Nidy for re-surfacing
• 5.  Computer Club Projector..retractable screen and overhead projector have been installed and in working condition
• 6.  Zulkowksi..Violation meeting was cancelled and will be rescheduled in two weeks by law

New Business:

• 1.  Lois Kean spoke for the redecoration committee. The committee has obtained a proposal from Home Depot for "Verti-Glide" blinds for the office, hall and kitchen windows to match the new floor at a cost of $6197.07. This includes the taking down and disposing of the old blinds and installation of the new blinds. The committee is asking the board for $1000 to complete this purchase. B. Kean motions to give the committee the $1000 and K. Seppelt seconds. Ayes all.

Director's Input

• 1.  Bruce Kean asked about removing an unsightly tree from the side of the clubhouse. The board members agreed.

Bruce Kean motioned to adjourn the meeting at 2:15 P.M. K. Seppelt second. Ayes all.
