Board of Directors Meeting

Board of Directors present:President Len Bulat, Bruce Kean, Joe Furgasso, Pam Mullins, Shirley Romano, Treasurer, Walter Rowland, Compass Group representative, Bob Delaney and recording secretary, Rose-Mary Bulat, office secretary Sheila Doyle

The meeting was called to order by President Len Bulat at 1:00 P.M.
The minutes of the last meeting dated May 28, 2009 were accepted by B. Kean and second by P. Mullins. Ayes all.
Treasurer’s report: Walter Rowland reported on the operating
statement, manager’s account, balance sheet and financial summary.
ARB
- Armstrong...patio...approved subject to county codes...J. Furgasso motions to accept the ARB recommendation per county codes. B. Kean seconds. Ayes all.
- Overbaugh...lattice...Dwight Kehoe states the lattice work is okay but the color is not acceptable. B. Kean motions to accept the lattice work as long as it is white in color only. J. Furgasso seconds. Ayes all.
- Marvin...paint...approved
- McCollough...paint...approved
P. Mullins motions to accept the paint ARB recommendations. B. Kean seconds. Ayes all.
Introduction
Len Bulat introduced our new management company.

Suggestions/complaints:
- Dwight Kehoe requested the board consider purchasing a Nordic Track Pro-Skier for the gym. It is a cross-country ski machine and no electricity is required. P. Mullins suggests the board look into the benefits of this machine and also motions to table the decision until all board members are present. Dwight Kehoe indicated that it would be wise to wait until season to speak to many gym users. B. Kean seconds. Ayes all.
Old Business:
- (A) Pool update...L. Bulat states all problems have been taken care of and now meet with county codes.
New Business:
- (A) L. Bulat wants all residents to know that the vote for a new management company was unanimous.
- (B) New management company...Compass Group has suggested a change in the interview process of new residents. They perform background checks and credit checks and have asked the board of directors to take time and digest this process. The future applicants will be required to absorb this related cost. No changes will be made at this time until there is a full board for a vote.
- (C) Pool rules...a situation recently arose at the pool concerning an unleashed dog in the pool. Rule #12 indicates NO animals are allowed in the pool area. The owners have been notified by a violation letter.
Audience Participation:
- Caroline Armstrong questioned who will pay for these background checks. The
applicant will pay this fee.
- Roger Jacobsen had questions regarding background and credit checks. The Compass Group will deal with this through our lawyer before decisions are made.
- Suzanne Pellish asked about the cost of our new management company. L. Bulat explained that
the cost related to this company is comparable and the association signed a three (3) year contract with a cap of 3% increase.
- All residents will be receiving a "Welcome" letter and details concerning future quarterly maintenance payments.
Director's Input:
- J. Furgasso said there are three houses with lawn problem that need attention.
- L. Bulat talked about the cost of surge protectors because of numerous lightning strikes during rainy season. We need seven (7) surge protectors to go along with our security system (card readers). Bob Delaney will obtain more proposals and a vote will be taken at a later date.
B. Kean motions to adjourn the meeting at 2:00 P.M. P. Mullins second. Ayes all.
