Board of Directors Meeting
May 25, 2010
Board of Directors present:President Len Bulat, Bruce Kean, Joe Furgasso, Paul Langford, Pam Mullins, Bill Cannon, Ken Seppelt, Treasurer, Walter Rowland, Compass Group representative, Bob Delaney, Secretary Rose-Mary Bulat
Residents attending:Arnie Hendricks, Lois Tharp, Gloria Sakran, Peggy Doucette, Eddie Miller, Shirley Sackett, Suzanne Pellish, Dwight Kehoe, Ginny Kehoe, Lois Kean, Heidi Murray, Dave Boesche, Len DeFranco, Tom Savage, June Joyce, Bill Joyce, Roger Jacobsen
The meeting was called to order by President Len Bulat at 1:30 P.M.
The minutes of the last meeting dated April 27, 2010 were accepted by P. Langford and seconded by J. Furgasso. Ayes all.
Treasurer’s report:Walter Rowland reported on the income/expense statement, manager’s report, balance sheet and financial summary
ARB
- Chittick---paint color---approved
- Cabana---lanai windows/screens---approved
- DeFranco---enclosure---approved
- Crowley---enclosure---approved
- Boesche---trellis---rejected due to size/height
P. Langford motions to accept the ARB recommendations on the above approved requests. P. Mullins seconds. Ayes all.
J. Furgasso motions to accept the Boesche trellis once it is reduced in size to 52 inches as per our covenants. B. Kean seconds. Ayes all.
Suggestions/complaints:
- 1. Wayner...a cement sidewalk was installed along the residence without prior approval
of the ARB.
- 2. Eakley...a cement extension was installed along the driveway at the residence without prior approval of the ARB.
P. Mullins motions to fine each residence $100 for not obtaining prior approval from the ARB. B. Cannon seconds. K. Seppelt opposes. The motion is carried.
Old Business:
- 1. Electric/Annex...still waiting for the county final inspection

- 2. Asphalt/paving parking area...delayed until June 9, 2010. The new parking sign has been installed

- 3. Treadmill..parts arrived and installed

- 4. Shuffleboard courts..2 bids are forthcoming per B. Delaney

- 5. Computer club projector..Dwight Kehoe and Paul Langford obtained a bid for this project’s equipment. The Men’s Club is donating $1000 and the Computer Club is donating $3000. The Computer Club members have asked Riviera Golf Estates to pick up the remainder of the cost. P. Langford motions to have the board approve the additional $3400 if required. K. Seppelt seconds. Ayes all.
New Business:
- 1. Spanitz..a request was made for permission to have their disabled son (quadriplegic) move into Riviera even though he is not yet 55 years old. This had previously been approved by the board in 2006. P. Langford motions as previously approved in 2006. J. Furgasso seconds. Ayes all. B. Delaney then questioned this situation and after much discussion, he will investigate this further to make sure all is done legally. P. Mullins motions to table this situation until clarification is complete. B. Kean seconds. Ayes all.

- 2. Shuffleboard entry door..gate to the pool and chickee hut is being propped open to get shuffleboard equipment out of chickee hut, weakening the springs on the gate and sometimes disabling the security system. B. Kean suggested putting a new door elsewhere so the pool gate doesn’t need to be opened and avoid the problems. K. Seppelt volunteered to take the responsibility for getting the shuffleboard equipment out of the chickee hut and making sure the pool gate is not propped open again. P. Mullins motions to give this a try beginning in September when shuffleboard resumes. P. Langford seconds. Ayes all.

- 3. Aerial view posters of Riviera-Walter Lewis presented L. Bulat with an aerial photo of our community. L.Bulat had 2 copies enlarged and framed. They will be displayed in the kitchen and board room.

- 4. K. Zulkowski..lawn maintenance violation..2 violation letters have been sent to the resident. If the owner does not respond, the association will have to take further action.
Director's Input:
- B. Cannon had a few comments regarding the proposed laboratory at Ave Maria

- K. Seppelt explained why he had opposed a previous vote

- B. Kean asked B. Cannon about the American flag/rope at County Barn & Charlemagne. Bill explained that ENFD volunteered to put up the new flag/rope hopefully by Memorial Day

- P. Mullins asked about the outdoor watering hours and B. Kean explained the new hours
- L. Bulat thanked B. Cannon for getting the American flag and new rope put up with the help of ENFD

- Len reported the water fountain at the tennis courts is in need of repair.

- Per Len’s request, several board members and residents helped moved lounge chairs from the pool area to the board room for storage during the summer months
P. Langford motioned to adjourn the meeting at 2 P.M. B. Cannon seconds. Ayes all.
