Board of Directors Meeting
March 17, 2009
Board of Directors present:President Len Bulat, Bruce Kean, Joe Furgasso, Kay Randazzo, Shirley Romano, Paul Langford, Pam Mullins, Treasurer, Walter Rowland, IPM representative, Randall Hartline, Secretary, Rose-Mary Bulat

The meeting was called to order by President Len Bulat at 1:00 P.M.
The minutes of the last meeting dated February 17, 2009 were accepted by B. Kean and second by P. Langford. Ayes all.
Treasurer’s report: Walter Rowland reported on the financial and manager’s accounts, and also the statement of monthly income and expenses. As an aside, there are 13 foreclosures and several uncollectible expenses/late fees.
ARB:
The following plans were submitted by the ARB for board approval:
- Burns---stucco/paint color---approved
- Edelen---paint color---approved
- Lewis---paint color---approved
- Overholt---paint color---disapproved/will be revisited by ARB
- Romano---enclosure---approved
K. Randazzo motions to approve the ARB recommendations. P. Langford seconds. Ayes all.
Suggestions/complaints:
- 1. J. Bevere...asks that the pool players use the driveway when leaving the annex and not drive on the grass. This has been addressed to the pool players.
- 2. Mulligan--94 LeMans--complaints of children in the home and trailer in driveway. The residents state the children are only visiting. The trailer has now been removed.
- 3. Cunningham--92 LeMans--complaints of children living in the home and parking cars on the lawn. The owners have responded and indicated the children are only visiting. The issue of the cars on the lawn has been corrected.
- 4. Barbato--7 LeMans--complaining of excessive weeds at the back of the property. The premises have been inspected and Mr. Barbato will receive a letter concerning the board’s decision.
- 5. Wayner--11 LeMans--several complaints of loud music coming from the home. The owner has been notified and has spoken to the current renter.
- 6. Kerbacher--32 LeMans--the house has been washed.
- 7. Dwight Kehoe wants to have a representative from the Collier County water department attend one of our board meetings regarding the back-flow meters. The board denied this request and stated that it should be a separate meeting for the residents interested. Dwight will advertise this special meeting in the April newsletter.
Old Business:
- 1. Clubhouse floor bid…a representative from Flooring Gallery spoke regarding the types of tile for the kitchen/clubhouse. After much discussion by board members, it was decided that no action be taken at this time. B. Kean motions to review this in three years. No second was made. K. Randazzo motions to review this next year. P. Langford seconds. Ayes all.
- 2. Baer--2 cats in the home. A letter is being sent regarding this violation.
New Business:
- 1. Median crossover---the Board of Directors has proposed to the Department of Roads & Bridges to consider making a "cut-thru" in the median strip leading directly into our clubhouse parking lot. A well-defined letter and schematic, composed by P. Langford and L. Bulat was sent to the proper representative. We are awaiting a reply.
- 2. Pool table update---a used pool table was purchased for the annex building and is now in use. A thank-you card from the pool players was well received by the Board of Directors.
- 3. Daley Lawn Care---they have received an okay to sod and put in three sprinkler heads at the rear of the pool equipment and this has yet to be completed. R. Hartline will look into this with Daley.
- 4. Appointment of Secretary and Treasurer---B. Kean motions to appoint Rose-Mary Bulat as secretary and Walter Rowland as treasurer. P. Mullins seconds. Ayes all.
Audience Participation:
- 1. D. Kehoe spoke regarding the purchase of a projector and movie screen. Apparently there are no co-operative vendors in the area and the Computer Club has decided to investigate buying equipment separately.
- 2. W. Horsewood states there is debris/bikes in the driveway at 94 LeMans and a brown lawn at 151 Estelle. The water has already been turned on for watering at that residence.
Director's Input:
- 1. P. Mullins spoke about future budgeting of monies for re-vamping the kitchen in the near future.
- 2. L. Bulat will delegate to each board member that they each take one month to check on lawns, light posts, etc. A schedule will be forthcoming.
- 3. Len also mentioned that since the electric pump has been installed for the pool, we have saved $400 to $500 on electricity bills.
- 4. K. Randazzo asked the board’s permission to have two more new owner interviewers, Pam Mullins and Joan O’Donnell. The board unanimously agreed.
The meeting was adjourned at 2:20 P.M. by B. Kean and second by P. Langford. Ayes all.
