The meeting was called to order by President Len Bulat at 1:00 P.M.
The minutes of the last meeting dated January 26, 2010 were accepted by P. Langford and second by B. Kean. Ayes all.
Treasurer’s report:Walter Rowland explained the balance sheet, financial summery and manager’s account.
L. Bulat introduced, Mark Humphrey, CPA, who is Compass Group’s Chief Financial Officer. Mr. Humphrey explained our accounts receivable with delinquencies, cash position and surplus generated at this time.
L. Bulat mentioned that copies of the monthly financials are available to all residents.
ARB
- Holloway---paint color---approved
- Brodhead---paint color---approved
- Martin---paint color---approved
- Auclair---windows/siding/paint color---approved
- Hensel---patio pavers---approved
- Boesche---privacy fence---the ARB rejected the original fencing, but now has asked the board to overrule this as this fence would allow some privacy along the golf course maintenance road.
J. Furgasso motions to accept the ARB recommendations. B. Kean seconds. Ayes all.
Suggestions/complaints:
909 Charlemagne---outside renovations being done without ARB approval. A violation letter was sent with no response. J. Furgasso motions to fine the resident $100. P. Mullins seconds. Ayes all. The letter regarding the fine will be sent to the Naples and Pennsylvania addresses.
Old Business:
- 1. Electric-underground line is broken---bids have been obtained to trench and bury a new wire with FPL approval. B. Delaney states very few companies are willing to do this job for various reasons. Community Electric’s bid is $4800. B. Kean motions to go ahead with this company and P. Langford seconds. J. Furgasso opposes. The motion is carried.

- 2. Asphalt paving in the main parking lot---two bids have been obtained and after some discussion, it was decided that B. Delaney will get a clarification as to the depth of asphalt that is required before a decision is made. P. Mullins motions to table this project until such time and J. Furgasso seconds. Ayes all.

- 3. Fitness update---the parts have been ordered for the treadmill
New Business:
- 1. Dumpster gates---the dumpster for the clubhouse has been overrun with garbage from residents’ personal property. One bid was obtained to have hinged gates with a lock to close off the dumpster to outsiders’ trash. L. Bulat and B. Kean are willing to make sure the gates are unlocked on the day of garbage pick-up and then relocked, as Waste Management will not be responsible for locking & unlocking the gates. J. Furgasso motion to get more bids. P. Langford seconds. Ayes all.

- 2. Computer club---Dwight Kehoe explained to everyone the process of obtaining a projector, screen, up-to-date equipment, etc. for the computer club and all residents use. Dwight asked to board permission to form a committee to add input to this project. The computer club already has $2500 to contribute to this. J. Furgasso and P. Langford have agreed to join the committee. L. Bulat states he will announce this at the annual meeting and hopefully there will be more volunteers for this committee.

- 3. Fitness equipment---Bonnie Tomkins suggested buying a new Elliptical Trainer for our exercise room. B. Delaney will get bids for this piece of equipment.

- 1. Allen Jost talked about the exercise equipment not always being in the right place in the annex.

- 2. Dwight Delahunt reported to the board with pictures, the cul-de-sac on Riviera Blvd. W. He spoke with Waste Management and they agreed to fix up the center of the cul-de-sac with board approval. L. Bulat will contact the appropriate person for the go-ahead.

- 3. Tom Savage talked about violation fines

- 4. Caroline Shontz spoke regarding instruction books on how to use the exercise equipment.

- 5. Rosemary Lingsch asked about the removal of tree stumps on Picardy.

- 6. Beverly Blackwell spoke regarding late fees on maintenance dues.
Director's Input:
- J. Furgasso spoke regarding signing the liability forms before using the exercise equipment

- P. Mullins stated this was a great board meeting with so many more residents attending.

- P. Langford talked about foreclosures noted in the newspaper regarding homeowners associations’ recovering fees from banks on foreclosed properties. He will post it on the bulletin board.

- B. Kean asked about the extra copy machine. After some discussion, it was decided to sell it on E-bay. Allen Jost will be in charge of this.
L. Bulat adjourned the meeting at 2:45 P.M. S. Romano second. Ayes all.
