The meeting was called to order by President Len Bulat at 1:00 P.M.
The minutes of the last meeting dated January 20, 2009 were accepted by J. Rickert
and second by J. Furgasso. Ayes all.
Treasurer’s report:W. Rowland reported on the financial summary, manager’s account
and income expense statement.
ARB:
The following plans were submitted by the ARB for board approval:
- Cox---Lot 668---149 Estelle---pavers
- Dimitroff---Lot 422---105 Montaubon---paint color
- O’Leary---Lot 563---799 Charlemagne---paint color
- Sands---Lot 371---982 Charlemagne---driveway paint
- Winslow---Lot 9---13 LeMans---paint color
B. Cannon motions to accept the ARB recommendations. J. Rickert seconds. Ayes all.
Since many residents are anxious to have their homes painted, driveways
improved, etc., it was decided to give the ARB permission to approve paint
color, pavers, etc. (within our regulations) without waiting for the monthly
meetings for board approval for the go-ahead, although at least one board member
must approve the above. B. Cannon motions to accept this idea. J. Rickert
seconds. Ayes all.
Suggestions/complaints:
- M. Summy’s daughter suggested locks be put on the A/C units because the Freon is
being stolen for illegal use.
- C. Brooks reported two cats at a residence. A violation letter will be sent.
- Several written complaints regarding two separate homes where children are possibly
living, trailer homes are a mess, cars parked in the yard, furniture in the
driveway, etc. Separate violation letters have been sent to the owners
of these residences.
Old Business:
- Clubhouse floor bids…four bids were thoroughly discussed by the board members and
it was decided to replace the kitchen floor only. We will obtain samples of tile and
find out if there is an asbestos problem before approving one of the bids.
New Business:
- A. Copy machine…after some discussion about replacing the copy machine. After
reviewing this with all board members, it was decided not to replace the machine until
such time as we are unable to repair it or replace parts. B. Kean motions to keep the
copy machine, as there are no problems with it right now and then just replace it when
necessary. B. Cannon seconds. Ayes all.
- B. Music stands…H. Marks requests that the band’s music stands be replaced that
had been disposed of per her request some time ago. B. Kean motions to send her a
letter stating that we will not replace the stands. S. Romano seconds. Ayes all.
- C. Pool equipment/solar update…L. Bulat states that one gas heater has been replaced
with electric. The solar was not being used for several months due to excessive
pressure on the system. Both problems are now fixed and everything is functioning
properly.
- D. Pool table…a petition was submitted by the pool players requesting an additional
pool table. All board members agreed to have one or more of the pool players get bids.
- E. Daley Lawn Care…a bid to install 3 pallets of sod at the rear of the pool equipment area
and two rotary sprinkler heads at the cost of $990. B. Kean motions to accept the
bid. J. Furgasso seconds. Ayes all.
Audience Participation:
- A. Hendricks questioned the fee of $8.00 for participating in the annual garage
sale. B. Wayner explained the expensed involved to him. He also questioned the
condition of a foreclosed property. L. Bulat explained the procedure of foreclosures
in our community.
- W. Horsewood discussed pros and cons of a new copy machine.
- B. Smith asked several questions about our procedure with violations. She was
told to fill out an Action Request Form.
- P. Langford states he will get a price on new garbage cans for the clubhouse
- B. Wayner had questions about our smoking regulations at the annex/pool hall area
Director's Input:
- J. Furgasso states there is mildew in the ladies’ shower stalls. This will be handled
by our cleaning crew. He also questioned our rules about smoking in the pool area.
- B. Cannon asked about our one animal rule.
- He also asked about the back-flow valves being installed on everyone’s
property. L. Bulat explained that this is a new county code and all homes are affected.
- J. Rickert suggests Candidates Night date be changed to take place before ballots are mailed
out. This will be done for next year’s election.
The meeting was adjourned by B. Kean at 2:25 P.M. and second by
L. Bulat. Ayes all.
