The meeting was called to order by President Pam Mullins at 1:30 P.M.
The minutes of the last board meeting dated December 20, 2011 and the minutes of the
special board meeting dated January 5, 2012 were accepted by J. Furgasso and second
by B. Joyce. Ayes all.
Treasurer’s report:: Walter Rowland reported on the financial summary
in detail, manager’s report and income/expense statement. B. Joyce motions to accept
the report and A. Wallace seconds. Ayes all.
ARB
- Gansel---replace lanai roof, soffits and fascia
- Boesche---remove gutter and down spouts
- The above requests did not require ARB approval

- Boesche---paint color
- Cranston---paint color
- Martin---paint color
- Tidd---paint color
- The above requests have already been approved by a board director

- Boesche---replace wood step with stepping stones
- Regelski---extend storage shed
- Johnson-enlarge lanai (with county permitting)
- Lanzi---new manufactured home (color needs to be approved also)
- Erickson---vinyl skirting
- Haubrich---vinyl skirting
- Haubrich---install awning
- Lloyd---install pavers
- Amerio---vinyl skirting and screen enclosure carport
B. Cannon motions to accept the above ARB recommendations and P. Langford seconds. Ayes all.
Suggestions/Complaints:
- A. Lockbox---for quarterly dues. This was reviewed and the process
explained by Vic Burnett. A. Wallace motions to leave the payment choice optional
and B. Cannon seconds. Ayes all. After more discussion, the vote was retracted and
the subject was tabled until next meeting.

- B. Solar heating system---after much discussion and reviewing bids, it was decided
to void Fafco’s bid and go with Advanced Solar and Spa’s bid for $19,900. B. Joyce motions to
accept Advanced Solar and Spa bid, void Fafco’s bid and P. Langford seconds. Ayes all.
Fencing around the solar system and replacement of the fence poles at the chickee hut area by
Gulf Atlantic Fencing at the cost of $2965 was accepted by B. Joyce and second by R. Bulat.
Ayes all.

- It is unclear at this point what needs to be replaced/repaired on the clubhouse roof after
the solar system is removed. P. Langford motions to table the bids until the roof is cleared
and evaluated. B. Joyce seconds. Ayes all.

- C. Delaney residence---multiple violations and non-payment of dues. R. Bulat
motions to go ahead with the usual fines and J. Furgasso seconds. Ayes all
New Business:
- A. Fence at pool---already discussed (see Above)

- B. Pickle ball---this new activity/sport was explained by Steve Edgerton
stating 30 people have already signed up. He requests equipment (paddles, nets & balls) be
paid for by the association at approximately $1026. A. Wallace motions to approve the cost
of the equipment plus a storage box and lock. R. Bulat seconds. Ayes all.

- C. Water exercises---the participants of water aerobics/exercises would like
to change the meeting time from 9 A.M. to 10 A.M. depending on the weather. They have agreed
to work this out with the regular swimmers.

- D. Microphones---P. Langford explained the need for new microphones, costs, cordless
versus corded. Paul is still checking costs and has asked the board for authorization to
spend approximately $400 to $500 when he finds the best deal. B. Joyce motions to go ahead
with this idea and B. Cannon seconds. Ayes all.
Director's Input:
- J. Furgasso states the clubhouse needs some sprucing up, outside painting, new windows, etc.

- P. Langford, B. Cannon, B. Joyce and P. Mullins wish the new candidates good luck at
the election

- A. Wallace thanked P. Langford and J. Furgasso for taking down the holiday decorations
and also requests to organize an advisory committee for holiday decorations which was
accomplished at the meeting.

- P. Mullins states an electrician will give us a bid for all new fans in our clubhouse
and kitchen. They will be commercial type/grade.

- R. Bulat thanks everyone who volunteers at Riviera for all their time to keep our
community running effortlessly.
