The meeting was called to order by President Len Bulat at 1:00 P.M.
The minutes of the last meeting dated December 16, 2008 were corrected by K. Randazzo stating
at the last meeting she opposed retiling the kitchen floor only. The minutes were then accepted
by J. Rickert and second by B. Kean. Ayes all.
Treasurer’s report:W. Rowland reported on the financial summary, manager’s account, check
register and income expense statement.
ARB:
The following plans were submitted by the ARB for board approval:

K. Randazzo motions to accept the disapproval and approval of the ARB. B. Cannon seconds. Ayes all.
Old Business:
- A. Violation/fines
- 1. Melick...child in home...home has been sold, case closed/attorney’s fees and fines
were waived at the recommendation of our attorney
- 2. Delaney...post light violation...after four trips to small claims court, the case
has been settled and the fine will be paid as instructed by the court
- 3. Dean...2 dogs and underage residents…no response to violation letters. The house is
for sale and the fines were explained to owner’s daughter who was informed that any
fines will be held against the property.
- B. Audit...completed…our association was complemented for our record keeping and financial
concerns…there is a copy available at the office for perusal by residents
- C. Concrete/pool bids…L. Bulat was able to get two bids for concrete by the grassy area
located within the pool complex. T.J. Building Co. Inc. proposed removal of weeds/grass, moving
dirt to other areas and putting concrete over that area at the cost of $4200. B. Kean motions
to accept this proposal and J. Rickert seconds. L. Bulat and S. Romano also accept. B. Cannon
and K. Randazzo oppose. The motion is carried.
Sweetwater Pool Service is now our new pool maintenance company.
New Business:
- A. Clubhouse floor bids…R. Hartline is in the process of obtaining at least 3 bids for
replacing the floor in the kitchen area and a separate bid will also be obtained
for the clubhouse floor.
- B. Maintenance/handyman bids…three bids were obtained for these services. All companies
are licensed and insured. RPM Home Services has done quite acceptable work for our community
at a reasonable cost. K. Randazzo motions to accept RPM Home Services for handyman/maintenance
work. S. Romano seconds. Ayes all.
- C. Riviera website…Larry Larkin suggests we list names of various handyman services
performed by people in our community on our website. L. Bulat states that although this is
a good idea, legally the association cannot accept the responsibility for these individuals.
- D. Annual Meeting Letter/Review…all board members were given the letter to review and
make corrections as necessary by this week.
- E. Bocce Ball Court…resident Chase McQuade is willing to take over the bocce ball
responsibilities. The courts are in need of repair and he will have an experienced person
inspect our court and advise.
Audience Participation:
- Dwight Kehoe…regarding our WiFi service…he states the router and modem for the computer club
are weak and the computer club would like to buy, at their expense, a more advanced system to
service us better. No objection from the board members. They would also like to get involved
with Embarq regarding interruptive service.
- Dwight Kehoe- our projector is outdated and would like the association to consider purchasing
a new overhead projector and retractable screen. Dwight will obtain costs for both for the
next board meeting. B. Cannon volunteered to be on this committee.
- Tom Savage asked if we get estimates from our handyman before the work is started and the answer is yes.
- Cal Brooks had questions about bids on both floors in the clubhouse.
- Mary Olson asked about renters in our community. She was told they were
interviewed and screened the same way as new residents.
- Len de Franco had questions about the floor replacement
Director's Input:
- Bill Cannon asked who owns the island and bridge behind the tennis courts, as the bridge is
in need of repair. We own both and will have our handyman look into repairing the bridge.
- Bill Cannon also asked if we have R22 refrigerant in the pool heater. L. Bulat states we do not.
- L. Bulat received a letter from IPM regarding the first quarter 2009 maintenance payments. Details
will be in the February 2009 Newsletter.
- K. Randazzo states we will have our annual Gay 90’s party on February 15, 2009.
The clubhouse floor will be waxed this Saturday.
Arvilla Woytek’s house needs some outside clean-up. A letter will be sent to her.
L. Bulat motions to adjourn the meeting at 2:20 P.M. B. Cannon seconds. Ayes all.
