Board Minutes

President Len Bulat called the Annual Meeting to order. All residents were welcomed and thanked for attending the meeting. President Bulat then led the Pledge of Allegiance.

President Bulat introduced each board member and management. Bruce Kean, Joe Furgasso, Paul Langford, Pam Mullins and Shirley Romano who is leaving the board after 3 years of service. Compass Group representative, Bob Delaney, Treasurer, Walter Rowland and recording secretary, Rose-Mary Bulat.

Bruce Kean motions to waive the reading of last year’s minutes. Pam Mullins seconds. Ayes all.

The counting of the ballots began by Compass Group representatives and was overseen by three of our residents.

Treasurer, Walter Rowland, discussed the budget in detail and stated that we are doing very well financially. Bruce Kean motions to rollover excessive funds into 2010. Joe Furgasso seconds. Ayes all. Bob Delaney asked the residents if anyone opposes. No one in the audience opposed. The motion is carried.

Bruce Kean motions to waive the financial reporting requirements. Pam Mullins seconds. Ayes all. No one in audience opposed. The motion is carried.

While the ballots were being counted, several speakers were introduced to update our residents on the following:

Sue Larson spoke regarding the purpose of Operation Reassurance (daily safety checks) which runs 365 days a year and all of its advantages to our residents.
Dwight Kehoe spoke regarding the Computer Club and several projects underway. He explained the wireless service we have, which can be utilized by all of our residents and their guests. The first project would be to expand this service to the annex building for convenience for all.
The second project is to purchase a wireless projector and retractable screen to be placed in the clubhouse for the computer club, various guest speakers and many other activities. He asked for additional help from residents knowledgeable in this field.
Dwight introduced all the members of the ARB (Architectural Review Board) and discussed in detail the purpose of this board. He explained updated changes and was explicit about residents’ responsibility for ARB approval, not the contractor.
John Richardson, head of our Neighborhood Watch, explained the program in detail and how it affects our neighborhood. There are pamphlets/booklets available in the clubhouse for personal use.

Update lights outside annex to motion detectors in order to conserve electricity
New energy efficient lights in office and storeroom
New property management company, Compass Group
Pool deck was concreted and stained to allow more room for sunbathers
Update lights in ladies bathroom to energy efficient bulbs
Replaced gas pool heater with electric heater and repaired solar heat for our pool
Saved money by hiring outside handyman at $25 per hour rather than a previous handyman at $65 per hour
Obtained a $4000 savings from our insurance carrier for all of our buildings
Updated lights at the pool area to a timer and energy efficient bulbs
Installed motion lights at the pool area and ladies washroom entrance way to pool area
Office acquired a new copy machine. Our newsletter and other major mailings are being produced by us at a savings of approximately $500 per month
The clubhouse and kitchen area were very successfully renovated

Len Bulat then recognized the committee members that were in charge of renovating the clubhouse/kitchen:

Sophia Furgasso.

Len Bulat also added that this committee has been trying to raise money for "window treatments" to complete the renovations. They have been having 50/50 raffles and garage sales. If any resident would like to give a personal donation for this cause, please send a check to RGE and state kitchen fund.

Len Bulat thanked Shirley Romano for her service on the board of directors for the last three years.

President Len Bulat thanked everyone for attending the meeting. Bruce Kean motions to adjourn the meeting and Pam Mullins seconds. Ayes all.

The board members adjourned to the board room for election of officers. Len Bulat welcomed Bill Cannon and Ken Seppelt to the board.

Ken Seppelt moved to nominate Len Bulat for president. Bruce Kean second. Ayes all.
Pam Mullins moved to nominate Bruce Kean for first vice-president. Paul Langford seconds. Ayes all.
Paul Langford nominates Joe Furgasso for second vice-president. Bill Cannon seconds. Ayes all.

The results of the election:

Because of time restraints, Dwight Kehoe of the ARB presented the board with two applications submitted for board approval
