ANNUAL MEETING

February 24, 2009

President Len Bulat called the Annual Meeting to order. All residents were welcomed and thanked for attending the meeting. President Bulat then led the Pledge of Allegiance.

President Bulat introduced each board member and management. Kay Randazzo, Jerry Rickert who is leaving the board after 9 years of service, Bruce Kean, Shirley Romano, Bill Cannon and Joe Furgasso, who is absent. Treasurer, Walter Rowland, Randall Hartline, IPM representative and recording secretary, Rose-Mary Bulat.

Kay Randazzo motioned to waive the reading of last year’s minutes. Jerry Rickert seconds. Ayes all. Mr. Delahunt objected to this vote as he did not receive last year’s minutes.

President Bulat introduced the candidates:

There were no nominations from the floor.

The counting of the ballots began by IPM representatives and was overseen by three of our residents.

Randall Hartline informed Len Bulat that a quorum was met.

Our treasurer, Walter Rowland, discussed the proposed budget for 2009. Len Bulat motions to accept the rollover of excess funds into 2009. Kay Randazzo seconds. Ayes all.

Kay Randazzo motions to waive the financial reporting requirements. Bruce Kean seconds. Ayes all.

While the ballots were being counted several speakers were introduced to update our residents on the following.

Len Bulat gave a year-end review on the board’s accomplishments thus far:

Sue Larson spoke regarding the purpose of Operation Reassurance and all of its advantages to our residents

Dwight Kehoe, Chairman of the Architectural Review Board, introduced all of the members and the purpose of the ARB in detail. He explained the new, updated changes.

John Richardson, head of our Neighborhood Watch, explained the newly formed program and training sessions that will be held in our community.

Len Bulat asked Bruce Kean to announce the election results.

Vote on rollover of excess funds into the 2009 budget was accepted by the majority 187 in favor and 5 opposed.

Vote on the waiver of the year-end financial reporting requirement of an audit was accepted by the majority 170 in favor and 5 opposed.

President Len Bulat thanked everyone for attending the meeting. Jerry Rickert motioned to adjourn the meeting and Kay Randazzo second. Ayes all.



The board members adjourned to the board room for election of officers. Len Bulat welcomed Paul Langford and Pam Mullins to the board.

Per telephone, Joe Furgasso moved to nominate Len Bulat for president. Bruce Kean seconds. Ayes all. Nominations closed.

Len Bulat moved to nominate Bruce Kean for first vice-president. Paul Langford second. Ayes all. Nominations closed.

Len Bulat moved to nominate Joe Furgasso for second vice-president. Paul Langford second. Ayes all. Nominations closed.
